Presenter: Jerad Barnett, President & CEO at Synergy and Mills Development
Presentation Description
• A 50 Year Enhanced Use Lease has been executed between Synergy and the Department of the Air Force for land on Wright-Patterson Air Force Base. The formal agreement was signed December 6, 2024. The project is one of a handful of EULs executed across the country and will provide the region with a unique asset for the defense industry.
• The project is named the Convergence Research Center and will be developed on two approximately 22-acre parcels, one located along National Road in Bath Township and the other along Colonel Glenn Highway in Beavercreek Township, both in Greene County.
• The vision of the Convergence Research Center is for the underutilized Air Force Land to become a place of Convergence with collaborative space for discovery, invention, and the exchange of ideas leading to rapid innovation that will benefit the Air Force, its partners in the defense industry and academia, and the entire community.
• “This is a tremendous opportunity and a win-win situation for the Air Force and our local community,” said Col Dustin Richards, commander of the 88th Air Base Wing. “This EUL reinforces our commitment to civilian-military partnerships and will facilitate new business opportunities while meeting the base’s need for additional workspace. I want to thank all of our local community and Air Force partners, to include the Air Force Installation and Mission Support Center, Air Force Civil Engineer Center, the Office of the Secretary of the Air Force and Synergy who, through their guidance and support, were key to making this joint effort a reality.”
• Per Congressman Mike Turner, “The announcement of a 50-year Enhanced Use Lease agreement between Wright-Patterson Air Force Base and Synergy represents a significant milestone in leveraging the strategic capabilities of the base while fostering economic growth for our region. This partnership underscores the vital role Wright-Patt plays not only in strengthening national security but also in driving innovation and economic opportunities for the Miami Valley. I commend Wright-Patterson Air Force Base and our partners for their collaborative vision, which will support the mission of the base while strengthening our community for generations to come.”
• “Years from now we will look back at today and see this EUL project – the Convergence Research Center – as an accelerant for advances in research and development, technology, modernization and new capabilities that we can proudly say started right here in our region in the great state of Ohio, where we’ve been advancing aviation, aerospace and our national defense since the Wright brothers first took flight,” said Synergy owner Jerad Barnett.
• “More than a decade ago, our community began a conversation about how we could support development around the base, enhance the use of underutilized land and transform it into a space where business, industry, academia, the Air Force and Space Force could come together to collaborate,” said DDC President & CEO Jeff Hoagland.
“This is truly a project of partnerships, and something that the Dayton community is best in class. And none of this could happen without a developer like Synergy who looked beyond the ordinary and saw the impact an EUL could have locally, but also from a national standpoint.”
• “The Convergence Research Center is the latest example of how Ohio provides the ideal environment for companies that deliver the most vital, challenging and sophisticated solutions for the defense of the United States,” said JobsOhio President and CEO J.P. Nauseef. “Through the Ohio Site Inventory Program, we are bringing together government, academia and private industry to empower innovative ideas and accelerate product development timelines, once again demonstrating to the global defense industry that Ohio completes the mission faster and more affordably than anywhere on Earth.”
